These Terms of Service govern your use of the website operated by YBM DEVELOPERS LLC ("YBM," "we," "us") at ybmdeve.shop. By using this site you accept these terms. If you do not accept them, do not use the site. These terms concern the website only — land development work is governed by signed agreements.
This site is an informational tract map of the services offered by YBM DEVELOPERS LLC: land acquisition, assembling and subdividing, utility installation, and parcel preparation — including subdivision of land owned by others. It exists so landowners, buyers and counterparties can learn our scope and reach the office.
Our scopes expressly exclude cemetery land (parcels T-02, T-04, T-05). Utility installation under T-08/T-09 is performed through engineered plans, permits and licensed contractors — this website neither designs nor approves infrastructure. Subdivision approvals are municipal acts; our work prepares and submits them but cannot guarantee outcomes.
You agree not to:
Submitting the parcel form or emailing us opens a conversation — nothing more. Do not treat a sent form as filed instructions or a purchase offer, and do not include wire details or regulated financial data. Until both parties sign agreements, no duty to assemble, subdivide or improve land exists.
We work to keep the map accurate, but make no warranty that content is complete, current or error-free. Service availability, personnel, fees and processes may change; the signed agreement controls in every case.
Site design, text, graphics and the "Tract Map" concept belong to YBM DEVELOPERS LLC and its developer, YBM DEV. You may view and print pages for your own evaluation of our services; other reproduction requires written permission.
Links to other sites (e.g., county records or listing resources) are conveniences, not endorsements. We are not responsible for third-party content, security or practices.
Use of this site does not create a client, principal-agent, fiduciary or development relationship with YBM DEVELOPERS LLC, and no confidential relationship arises from unsolicited information sent to us. Do not send confidential material until an engagement exists.

THIS CAP APPLIES TO WEBSITE USE ONLY — it does not limit obligations or liabilities under signed development agreements, purchase instruments or applicable law.
You agree to indemnify and hold harmless YBM DEVELOPERS LLC from claims, losses and expenses arising from your misuse of this site, your breach of these terms, or your submission of unlawful or unauthorized content.
We will never send unsolicited emails asking you to wire funds, change earnest-money instructions or deposit money to an account. If you receive such a request appearing to come from us, treat it as fraud and call +1 (269) 415-4583 to verify — do not reply to the suspicious message.
These terms are governed by the laws of the State of Ohio, without regard to conflict-of-law rules. Any dispute arising from this website shall be brought exclusively in the state or federal courts located in Cuyahoga County, Ohio, and you consent to their jurisdiction.
