1. Scope of this policy

This policy covers information collected through ybmdeve.shop (pages visited, form submissions, correspondence) and information received during the ordinary course of our staked services: land acquisition, assembling and subdividing, utility installation, and parcel preparation. It does not govern third-party websites we link to, and it supplements — never replaces — confidentiality duties in development agreements, purchase contracts or engineering engagements.

2. Information we collect

2.1 Information you give us

• Contact details: name, company, email address and phone number sent through the parcel form or email.
• Business correspondence: acreage locations, parcel sizes, ownership details, utility questions and anything else you write to us.
• Engagement information: once an agreement is signed, information reasonably required to perform — title and survey data, owner particulars, purchase terms, municipal approval files.

2.2 Information collected automatically

• Server logs: IP address, browser type, pages requested and timestamps, collected by our hosting provider for security and delivery.
• No tracking pixels: we do not run advertising pixels or cross-site trackers on this website.

2.3 Information we do not want

Do not send purchase deposits, wire details, earnest-money instructions or regulated financial data through website forms or ordinary email. Funds for any land transaction are handled through the office's documented channels only.

3. How we use information

• Responding to inquiries and routing parcels to the right field crew.
• Preparing development agreements, purchase contracts and subdivision applications.
• Performing contracted services: land assembly, plat applications, utility coordination and parcel preparation.
• Meeting legal, tax, permitting and record-keeping obligations under Ohio and federal law.
• Protecting owners, buyers, counterparties and the company from fraud — including wire-fraud attempts — and enforcing our terms.

4. Legal bases & consent

We process personal information to respond to requests you initiate, to perform contracts you enter with us, to comply with legal duties (permits, tax, recording), and for legitimate interests in running a secure, professional office. Where consent is the basis — e.g., optional correspondence — you may withdraw it by contacting us; withdrawal does not affect prior processing.

5. Disclosure of information

We do not sell personal information. We may share it with:

• Service providers hosting, email and record systems under confidentiality obligations;
• Project parties — surveyors, engineers, municipalities, title companies, utility providers and counsel — only as needed to perform a signed engagement;
• Regulators and courts where the law requires, including permitting and recording processes;
• Successors if the business is reorganized or sold, subject to the same confidentiality.

6. Confidentiality of deal files

Acquisition targets, parcel files, purchase terms and engineering documents are confidential business records. Access is limited to personnel who need it for the engagement. We do not discuss a file with third parties without the client's authorization or a lawful compulsion.

7. Security

We maintain reasonable administrative, technical and physical safeguards: restricted access to deal files, encryption in transit for hosted services, and verification procedures before acting on any change in payment or closing instructions. No system is perfectly secure; if we learn of a breach affecting your information we will notify you as the law requires.

8. Retention

• Website inquiries: retained while correspondence is active, then archived or deleted within 24 months unless an engagement follows.
• Engagement files: retained for the period required by Ohio law, recording rules and our document-retention schedule — typically at least the statute-of-limitations period for the transaction.
• Recorded documents: plats and instruments of record follow their own permanent public retention.

9. Your rights

Depending on your jurisdiction you may request access to, correction of, or deletion of personal information we hold about you, and may object to certain processing. We will honor requests as the law permits — noting that signed agreements, recorded documents and legal-retention duties may limit deletion. 10. Children

Our services are for adults and businesses. We do not knowingly collect personal information from children under 13. If you believe a child has submitted information, contact us and we will delete it.

11. Wire-fraud & impersonation warning

Land transactions are targets for payment-instruction fraud. We will never email you new wire instructions, changed earnest-money details or unexpected requests for funds. If you receive such a message claiming to be from YBM, verify by phone at +1 (269) 415-4583 before acting — using a number you already know, not one from the suspicious message.
